Growth that strengthens community

Housing growth needs to match our needs so that people can find a home in their community as their housing needs change. From aging seniors to new parents, everyone benefits when we can live near the friends and family that support us. To do this we must:

  • Build the types of homes that people need
  • Remove barriers to multi-generational housing projects
  • Diversify rental home options
  • Protect renters displaced by development

Representation for all generations

Council decisions are better when input reflects all residents and their needs. But with less free time to advocate for themselves, younger residents and working families are often under-represented in community consultation. These residents need a voice at the Council table. I know how to turn that perspective into better decisions and outcomes for everyone. To do this I will:

  • Ensure all voices — not just the loudest — are considered in key decisions
  • Encourage positive, respectful, and future-oriented civic discourse
  • Support the infrastructure young families need

A more affordable North Vancouver

CNV's decisions impact your family's largest costs: housing and transportation. To improve affordability we can:

  • Increase transit, car share, and safe mobility options
  • Lower the cost of building new homes
  • Increase non-market housing options
  • Retain existing affordable rentals
Council needs someone who can work with complexity to make sure we get this right. Let's build a city that works for every generation.

  • Allow more family-sized homes near schools, parks, and transit
  • Make every neighbourhood safe for kids and seniors to walk, roll, and move independently
  • Make multigenerational housing projects easier so grandparents, parents, and kids can stay close together

  • Create more accessible homes so seniors can age in place near family and friends
  • Encourage growth that helps support networks — kids, grandkids, neighbours — to stay in North Van
  • Fund community and health programs so older neighbours can stay active and connected

  • Create more spaces to play by expanding playgrounds, splash pads, and green spaces
  • Advocate for new schools and expanded school capacity as our community grows
  • Support affordable recreation opportunities
  • Encourage more child care spaces in new developments

Renters

  • Introduce a maximum temperature bylaw and right to cool so renters aren’t left in unsafe heat
  • Protect existing affordable rentals so long-time tenants can stay in their homes
  • Strengthen support for renters displaced by development

Small businesses

  • Ensure that our streets include public spaces and amenities that attract people and sustain small business
  • Launch a legacy business retention program to help long-time local shops stay open
  • Push for fairer commercial taxes so independent businesses can survive
  • Speed up business permits and development permits for tenant improvements

Affordable

  • Shift growth towards low-rise and missing middle housing — townhomes, rowhouses, and multiplexes — that cost less to build than towers
  • Reduce taxes and permitting delays for new homes
  • Expand non-market housing by dedicating city land, updating zoning, reducing fees, and fast-tracking approvals for non-profit housing projects
  • Explore community land trusts to keep housing costs permanently lower
  • Support a low-income transit pass
  • Reduce transportation costs by expanding affordable mobility options

Mobile

  • Advocate for route expansion and improved frequency on key transit routes and a North Shore rapid transit connection to Vancouver
  • Build a complete, connected, and safe network for cycling and active mobility to help take cars off the road and ease congestion
  • Expand car share access so that more residents have viable alternatives to car ownership
  • Encourage growth alongside viable infrastructure that prevents more gridlock
  • Reduce minimum parking requirements near transit to cut construction costs and encourage transit use

Healthy

  • Build homes with enough space for families to live well, host, and thrive
  • Encourage public spaces that promote mental wellbeing and social connection
  • Invest in recreation facilities and programming so all residents can stay active and connected
  • Ensure all homes have access to parks and green spaces within walking distance
  • Develop North Van's Health Innovation District as a hub for health research and services

Resilient

  • Grow our urban tree canopy
  • Incentivize net-zero home building and tree retention in new developments
  • Use green infrastructure like rain gardens to manage stormwater naturally
  • Set and meet meaningful per capita emissions targets
  • Support daylighting of covered streams and creeks
  • Expand community garden space to support urban food production

Safe

  • Build streets that prioritize safety for everyone, with safe crossings, continuous sidewalks, and traffic calming
  • Require accessible design in new public spaces, buildings, and streetscapes
  • Support harm reduction services and mental health supports in our community
  • Promote road safety education for all road users — drivers, cyclists, and e-mobility riders

Inclusive

  • Allow more homes in the neighbourhoods with our schools, parks, and transit
  • Prioritize Truth and Reconciliation by committing the city to being a trustworthy partner to Sḵwx̱wú7mesh and Tsleil-Waututh Nations
  • Design community engagement processes that actively reach under-represented residents, not just the loudest voices
  • Support increased city outreach in more languages so everyone can participate in civic life
